The Reality of Buying a Home in the Toronto Beaches

For many first time home buyers there are 4 words that make the heart beat faster - 'Beach Homes for Sale'.

Why? Well, you might think that finding a great home in a great neighbourhood like Toronto Beaches would be an easy task, but for the last 5 years or so, demand has outpaced supply. This has resulted in rising prices, bidding wars and oftentimes, disappointed Buyers.

Even though my clients receive daily updates of new listings by email, they are still occasionally tempted to browse the newspapers or alternate websites, looking for the rare non-MLS, proverbial 'needle in a haystack'. Of course it can happen, but I've yet to see or hear of a situation where that's worked. The MLS system works so well for Sellers, they'd be crazy not to use it.

So what is the best way to find Beach homes for sale?

Get the latest listings mailed to your inbox daily (before other see them on the MLS)

Simply fill in the 'Find Your Perfect Home in the Beaches' form and get the newest listings delivered to your inbox each day. It's so simple and effective that many of my past clients choose to continue to receive listings long after they've moved into their new homes. Instead of filling out the same web-forms again and again, you can just define your neighbourhood, price point, home features and get nothing but the listings that interest you.

With the MLS listings comingĀ  to you on a daily basis you'll always be up to date. And the listings include price changes as well. On the rare occasion where there's a non-MLS listing (we call them Exclusive Listings) you can still find them using the 'Search Listings' link on my website. We are tapped into a second system, called IDX, which hosts all listings of every sort from every RE/MAX and external broker who has signed the data sharing agreement. In other words, about 99.9% of all Broker listings.

Pocket Listings

Lastly, there's another source of Beach homes for sale, which I'll call "pocket listings". You can imagine that after all this time (over 25 years) I have an extensive list of past clients who will some day want to move. Sometimes it's a case of 'when you can find me a 4 bedroom home with a 2 car garage and a pool, I'll move'. Or it could be 'let me know when my house is worth 'x' dollars, then I'll move'. In either case, these are willing sellers who have not yet put a sign on the lawn. It's always worth calling me or dropping an email to see if there's someone who's going to be selling in the next month or so. It just might be the 'Beach Home for Sale' you're looking for!
