John's Top 4 East End Toronto Open Houses for November 20 & 21
Here are my favourites for open houses this weekend in Beaches, Leslieville, Riverdale and Danforth East/Danforth Village, based on location, property size and features, relative to price.

Beaches: 48 Robbins Avenue $439,900 Sat. & Sun. 2-4 p.m.
It is more accurate to say this is "Beach-ish" in location, but the price makes it worth a look. This 3 Bedroom semi backs onto a park and is nicely updated inside, with 3 well sized Bedrooms, hardwood floors throughout, eat-in Kitchen, central air, and two full Baths. Good value for the area.

Leslieville: 72 Larchmount Avenue $525,000 Sat. & Sun. 2-4
Gorgeous reno, taken back to the original brick. 3 Bedroom semi with 2 baths, stunning kitchen with Wolff gas range, open concept living/dining rooms with gas fireplace, vaulted ceiling in the master bedroom, finished basement and parking for one car. Smallish lot, but given the beautifully done interior and the location close to Queen, the price is right.
Riverdale: 322 Riverdale Avenue $679,000 Sat. & Sun., 2-4 p.m.
Normally I would find this price a little steep for a 3 Bedroom, 2 bath semi on smallish lot, but this home has a lot going for it. A complete stylish renovation including hardwood on the main floor, beautiful kitchen and baths, well sized principal rooms and bedrooms, all new plumbing and electrical & multi-media wiring. The lower level is fully finished with a family room and 4th bedroom. Parking in a detatched garage off rear lane. And you can't get more 'Riverdale' than living on the namesake street!

Danforth East/Danforth Village: 468 Glebeholme Boulevard $549,000 Sat. & Sun., 2-4 p.m
This could be my fave this weekend. If you work from home you will find this a super value for a detached 3 Bedroom home on a 26'x120' lot. Renovated with thousands spent on upgrades (including heated bathrooms floors, a personal favorite of mine), garage kitted out with hydro, cable, internet and converted to a studio/office, high basement with separate entrance, hardwood floors and parking. Note: Offers are being considered on Monday.
And just because I like it....
97 Wineva Avenue has just had a price reduction to $1,129,000 . Still one of the best deals for a luxury home just steps from the lake and finished far better than the majority of 'builders' homes.
