Completely updated mechanicals, plumbing, roof, sewer drains and basement waterproofing. Two parking spaces off the laneway.
Danforth East: 15 Gatwick Avenue $569,000. Sat. & Sun. 2-4
Loft-inspired backsplit, turned from 3 bedrooms to 2+ family room. So right away you'll know it's not the traditional 'family' home, but if it's just you and your partner, plus or minus an older child, this could be lovely space! Right between Woodbine and Main subway stations for easy downtown access, and there's front pad parking too. Mostly this home is all about the professional reno; and there are plans, permits, files and survey to back it up. There's a 'glam' kitchen and 3 new baths, but the icing on the cake is the basement apartment, built to 'code'. (Better check to be safe - ask me about zoning/firecode and building code.)
Leslieville : 9 Larchmount Avenue $525,000 Sat. & Sun 1-4
First, let's recap last weeks post, where I recommended you visit 72 Larchmount. It's sold now, & privacy laws limit what I can tell you about it, in 'the public domain'. But it was a spectacular house that warranted the unusual circumstances & price it ultimately sold for! I can share more details if it's relevant to the purchase or sale of your home. Getting back to 9 Larchmount, it's similar in many respects to #72 in terms of lot size, house size and parking, - but just doesn't have the incredible 'dazzle' that #72 had. If you'd gone to that open house, you'd see in an instant what this house could become with a few 'tweaks'. 9 Larchmount already has 2 newly done baths, quartz kitchen counters and 3/4" hardwood floors and a 2009 roof. Add some lighting and colour for dramatic effect, some contemporary furnishings and it could be a WOW! At this price it's in the comfort zone for Larchmount sale prices, and it's already had a price reduction. It's a bit close to Eastern but still right in the heart of Leslieville.
