Your home is probably your biggest financial asset. So it just makes sense to keep an eye on it's value, especially in the ever-changing Toronto Real Estate Market. Even if you're not thinking of selling in the near future, it pays to know where you stand financially.
When complete, I'll be able to give you an opinion on your home's 'Market Value'. That is, what your home will sell for - today - in it's current condition, if it were listed on the Toronto Real Estate MLS system. That means I'll need to visit your home, walk through it top to bottom, look around outside and take some notes on the specific features.
It shouldn't take more than an hour at your home. When I'm back in my office I'll research similar properties and study the listing prices and selling prices to come up with a high/low price range for your home.
This kind of Market valuation is less formal than a bank appraisal or court-ordered appraisal for separation, but can be just as accurate. Free Market Valuations are provided verbally. Where a written opinion is required for a non-arms-length sale or amicable separation a fee is customary.
If you are selling, I can also help you estimate which improvements will create the greatest increase in value for the least amount of money. In some cases it's just a coat of paint. Other times, something a bit bigger like a bathroom renovation (even in a small washroom) can offer the greatest impact. But it's always about seeing the greatest return for the least amount of money. Dozens of my past clients will vouch for the value of strategic improvements prior to selling.
If you're planning on refinancing with your lender, or taking equity out of your home, you should get your own Valuation before you visit the Bank. If you don't know what your home is worth the Banks can use a 'conservative' appraisal to reduce the amount they'll lend you. 'Knowledge is Power' when you're dealing with Banks.
