Over the past 5 years I've had the pleasure of working with John Helfrich as both my buying and selling agent. John is a seasoned professional who understands the trends and demands of the Beaches/East York area and can act as a trusted advisor for both buyers and sellers in the marketplace.
I contracted John to sell my first home. Being my first home sale, I had a lot of questions and uncertainty about the process. John was very patient in the process and offered many tips on what I could do to drive more value out of my home. The end result was 10 offers on that home and a final price which was well over asking & my expectations. I've since used John to sell 2 more homes, both of which again delivered multiple offers and results over expectations.
John's numbers speak for them self, however they don’t tell the other side of the story. As a professional I want to ensure that everything I do is ethical, both professionally and personally. John has always been fair in negotiations, has offered a realistic opinion and has been an excellent advisor. John is both patient & understanding, while also being extremely strategic and effective. Very rarely do you find an individual who can act on both sides of this spectrum, it is for this reason that I highly recommend John both as a buying and selling agent.
In March of 2011, I decided to sell my condominium rental property and rent out the main part of my house. John helped with both issues.
Selling the condominium was tough because the property was occupied by a tenant who was not eager to leave. John handled this gingerly. He treated my tenant with great courtesy and consideration. As a result my tenant was accommodating and allowed extended showings of the condominium.
In terms of pricing the property he was very thorough. He priced it by square footage, what floor it was on, recent sales, etc. and we ended up listing the property for $339,000. Based on prior sales we expected to sell for around the $325,000 range. In the end we received 3 offers and that caused one of the potential buyers to make an offer of $350,000, which was $11,000 above asking. This offer was extraordinary because in the building there were other condominiums listed that were larger but did not even receive offers that high.
In the end John helped to close the deal and see it to its fruition. Throughout John was very informative and forthcoming about all of the legalities of dealing with rental property.

As a first time seller I found the prospect of getting ready to sell our home overwhelming. John recognized right away that he would need patience with Margaret, who was using a walker to get around and was hard of hearing. He was warm and friendly the whole time and I’m sure he spent longer than usual explaining the forms and contracts. Even though my wife was there with Margaret, he wanted to be sure Margaret understood everything she was signing.
The condo building Margaret liked best was nice but lacked automatic door openers, which made it difficult for Margaret to get in and out. John put a condition in the offer requiring the board to bring the doors up to today's accessibility standards.
John handled a lengthy and complicated negotiation (with the Seller and the Board) very diplomatically but the board still refused our cost-sharing proposal. John recommended that Margaret walk away from the condo, despite the fact that she still wanted it. Clearly he understood that it could become a problem for her and was acting in Margaret’s best interest, instead of his own.
He then followed up with Margaret’s lawyer to make sure the issue was clarified again before she waived the condition.
We all believe that John went above and beyond his duty to my mother in law. We’re happy to recommend john to anyone, especially if you have elderly parents and you’re worried about how they’ll be treated by a real estate agent.

John was recommended to me by a very good friend of mine so I felt comfortable going into the process. But as a first time home buyer I got really nervous when the viewings started. I was getting overwhelmed not finding a home that met all my parameters. Thankfully John was very patient with me as I wanted to view as many properties as I could. I had a specific budget and location in mind and John made sure I was happy as we were going along. I didn't know much about the inner workings of a home, but John took time to educate me on certain aspects of the home that would help increasing the value for a resale. There was no sales pressure as John wanted me to be completely satisfied with all the features i was looking for before giving a offer. When it came time to make an offer John made sure we had a backup plan if the first offer was not accepted.
In the end I got the home I wanted and John offered some useful tips to spruce it up. He also gave me some affordable upgrade ideas on things I wanted to work on. Overall it was an amazing experience and I consider myself lucky to have gone through this experience with John. After I moved in John periodically checked in on me to make sure I was doing alright. He has become more than an Agent but a friend who never leaves after the sale is made. I highly recommend John as he has a wealth of knowledge in the industry and a very friendly approach.

Unlike a lot of John’s clients I had the privilege of working for him in my younger years. Because of that I was well aware of how passionate he was about every single client and also how seriously he took every single sale.
